A home inspection is a comprehensive visual review of the house’s major systems and components. The goal is to help you understand the home as it actually is today—not how it looks in photos or on a listing sheet.

 

A typical inspection lasts about 2–3 hours on site. Clients are strongly encouraged to attend so you can ask questions and get familiar with how everything works.

 

During an inspection, Ken examines the visible and readily accessible areas of the home, including:

  • Roof and attic
  • Foundation
  • Exterior
  • Interior rooms
  • Electrical system
  • Plumbing system
  • Heating and air conditioning systems
  • Kitchen
  • Bathrooms

 

Afterwards, Ken returns to the office to prepare your written report. The report is typically emailed the same day or early the next morning, with a hard copy mailed out shortly after.

Radon is a colorless, odorless gas created by the natural breakdown of uranium in soil. It can enter a home through small openings in the foundation and build up to unsafe levels, especially in basements and lower levels.

 

The U.S. Environmental Protection Agency identifies radon as the second leading cause of lung cancer and recommends action at levels of 4 pCi/L or higher.

 

While Ken Arnold Home Inspection no longer performs radon testing directly, Ken:

  • Explains the basics of radon and why it matters in this region
  • Recommends that buyers and sellers consider testing as part of a real estate transaction
  • Can refer you to trusted, certified radon testing and mitigation professionals in the area if you choose to have testing or remediation done
