Do I need a home inspection if the bank is already doing an appraisal?

Yes. While they may seem similar, they serve two very different purposes for two different people.

 

  • The Appraisal is for the Lender: It determines the market value of the home. The appraiser compares the home to similar properties to ensure it is worth the amount of money the bank is lending you.
  • The Inspection is for You: It evaluates the condition of the home. The inspector looks for structural issues, faulty systems, and necessary repairs. This protects you from buying a "money pit" and can save you thousands in future repairs.

Absolutely, and we encourage it! Think of the inspection as a masterclass on your new home. Ken Arnold, our lead inspector, isn't just there to find defects; he is there to teach you how your specific house works.

 

  • Follow along: Walk through the home with us for the 2–3 hour process.
  • Ask questions: Don't be shy! If you don't understand what a "gfci outlet" or "relief valve" is, just ask.
  • See it firsthand: It is much easier to understand a report comment like "grading issues" when you are standing in the yard looking at it with us.

Usually the same day. We know real estate transactions move fast. We don't make you wait.

 

  • Digital Delivery: We typically email the full report the same evening or the very next morning.
  • Hard Copy: We also mail a physical copy the morning after the inspection.
  • What’s inside: You will receive a 20–25 page report detailing the condition of the home, complete with photos and an outline of findings. Many clients keep this as a "guidebook" for maintaining their home for years to come.
